Breezeway alternative for EU cleaning teams: Readyby

Searching for a Breezeway alternative usually means one of two things. Either Breezeway does more than you need and you want something lighter, or your cleaning team will not live inside a field-service app. This post compares the two honestly. Facts about Breezeway were checked on breezeway.io in October 2026; their plans change, so confirm on their site before deciding.

Two different shapes of tool

Breezeway is a property operations platform. Cleaning is one part of it, next to maintenance, inspections, inventory, smart locks and, on higher plans, guest messaging. It connects to a long list of property management systems and is built for operators who want one system for everything that happens in a property.

Readyby does one job: turnover cleanings between guests. It reads your booking calendars through iCal links, creates a cleaning for every checkout, suggests a cleaner, and an AI coordinator talks to each cleaner on WhatsApp in her own language. Cleaners open a web checklist with photos, the manager sees the day on one screen, and owners get a photo report.

So the question is less "which is better" and more "how much of an operations platform do you need?"

Where Breezeway is stronger

  • PMS integrations. Breezeway says it works with 40+ PMS partners; its site shows names such as Guesty, Hostaway, Mews, Avantio, Cloudbeds, OwnerRez, Hostfully and Streamline. It also accepts iCal links. Readyby works from iCal only today, and direct channel manager connections are coming soon (see integrations). If you need exact check-in times and guest counts from your PMS, Breezeway gives you that now.
  • Maintenance and inspections. Work orders, preventive maintenance schedules, inspections and inventory tracking are core Breezeway features. Readyby lets cleaners report a problem with a photo, but it is not a maintenance system.
  • Guest-side tools. Breezeway offers AI guest messaging, a digital welcome book and smart lock management on certain plans and add-ons. Readyby never talks to guests; it only coordinates cleanings.
  • Cleaner payments and vendor management. Breezeway lists cleaner scheduling and payments, and vendor management on its Operations Pro plan. Readyby does not handle payments; it exports monthly CSV files for payroll and your accountant.
  • Offline mobile app. Breezeway's app for field staff is on iOS and Android and syncs offline, which helps in properties with poor signal.

Where Readyby is different

No app for cleaners

Breezeway's checklists live in its mobile app, which is available in many languages (the site mentions 10+). That works when staff are employees you can train. Many European managers work with freelance cleaners who will not install a work app, or who share a phone with family.

Readyby sends messages to WhatsApp, which cleaners already use. The checklist opens in the browser from a personal link. Nothing to install, no password to forget.

A coordinator, not just a schedule

A schedule tells people where to be. Readyby's AI coordinator also does the talking that fills a manager's day: it sends the plan, waits for confirmation, sends reminders, and when a checkout moves it reschedules the cleaning within the allowed window and tells the cleaner. It acts only through a few safe actions. When something does not fit, such as a cleaner calling in sick, you get a decision with options. Each cleaner in her own language

You write in your language, each cleaner reads and answers in hers, and the coordinator translates both ways. Polish, Ukrainian, Russian and English are available now. Owner photo reports without the platform

Breezeway includes owner reporting on its Ops plans. Readyby includes owner reports too: checklist photos, linen counts and incidents per property, so owners stop asking whether the apartment is ready. The difference is that you get this without adopting a full operations suite.

What iCal means in practice

Working from iCal keeps setup to about 15 minutes, because you only paste links. The trade-off is that Airbnb and Booking.com calendars usually carry dates but no guest names, and often no exact times or guest counts. Readyby uses defaults you set per apartment (checkout and check-in times, cleaning duration). If exact PMS data matters more than a fast setup, Breezeway is ahead today.

Who should choose which

Choose Breezeway if:

  • you run a large portfolio with maintenance, inspections and inventory to manage;
  • your PMS is the centre of your business and you need a direct integration now;
  • you want guest messaging, welcome books or smart lock control in the same system;
  • your field staff are employees who will use a dedicated app.

Choose Readyby if:

  • turnovers are your main headache and you do not need a full operations platform;
  • your cleaners work in WhatsApp and will not install another app;
  • your team speaks Ukrainian, Polish, Russian or English and you want each person addressed in her language;
  • you manage apartments for owners who expect a photo report;
  • you prefer an EU-based tool with data stored in the EU.
